Planning process
In March 2005 an outline planning application for residential development was submitted for the area of the site identified for housing within the Chester Deposit Draft Local Plan.
This application for development of up to 103 new homes on 14 acres of the site was granted in August 2005. It detailed how the demolition of the 48 existing semi-derelict homes would make way for energy efficient housing to meets the needs of families, key workers and individuals.
CEG ensured that this application tackled known resident concerns by increasing the affordable, shared equity housing element to 25 per cent of the development. Reports were also commissioned to investigate access and drainage issues so that these matters could be fully addressed.
Bryant Homes, a nationally recognised housebuilder, was selected as a development partner for the first phase of development. Bryant was chosen for its reputation in constructing high quality homes and for its ability to understand the wider masterplan aspirations for Saighton Camp.
In October 2006, Bryant Homes secured detailed approval for the construction of 101 new homes. The showhomes then opened to the public and Chester & District Housing Trust administered the affordable properties on the site.
In April 2010 the Secretary of State issued planning consent for a residential-led mixed-used redevelopment on approximately half of the Saighton Camp site.
